Ways to better market your vacant property

A.) Switch on the Power supply

  1. With power supply, we could show your apartment to prospective tenants or buyers even at night, this will give it more exposure as some tenants can only do night viewings and some apartment looks better at night than in the day
  2. Turn on the lights when the apartment is dark, especially during rainy days
  3. Switch on the TV when the apartment is noisy and switch on the air-con when the apartment is warm
  4. No cost to opening and closing of power supply, just give us a call and we can do it for you FOC.
  5. If you are worried about the cost of using power during viewing, from our experience the monthly cost of the power supply is normally less than 1 day of the rental you gain from your property, so it is definitely worth it.

B.) Clean, Tidy and Paint the property beforehand

  1. If the tenant likes the property they can move in immediately, this means that there will be less vacant period and faster take up speed
  2. It is more appealing so higher chance to be rented out faster
  3. Appealing to Tenants who are particular about cleanliness. Such people make the best Tenants because they usually take good care of your property
  4. See yourself as the tenant if you view a sparkling clean property compared to another apartment that is dusty, which would you choose?

C.) Pass us the keys

  1. Times have changed, nowadays properties take more than 50 viewings to close most of the time. Imagine if you have to come down more than 50 times to open the door for the viewings and the frustration you may get when tenants are late or cancel at the last minute. Let us manage that for you.
  2. If we have the key for another unit in the same condo and for your unit we must call you to make arrangement then naturally we will show the unit with the key first.
  3. We can do viewings late at night or early mornings or during office hours easily.
  4. We can do last minute viewings easily as we are always around there. We can show the property to any tenants with 15 minutes advance notice. Sometimes when we meet a tenant who is asking for another property and find that your apartment meets his requirements, we can show it to him immediately without having to arrange for another day. That is additional exposure for your property.
  5. No exclusivity required. It is alright if you still want to engage other agents to market your property.
  6. We will pass you a letter to state that we have taken the keys from you for the sole purpose of showing to prospective tenants and buyers only.
